04 — How we think real estate

Four principles for projects that sell.

i.

Brand before teaser ad.

Many developers start running ads before deciding what the project is called, what it stands for, who it’s for. We don’t run a single ad without a written brand. Costs more upfront — and gets a different result.

ii.

Qualified lead > volume.

We don’t want 2,000 leads of which 50 come to the showroom. We want 400 of which 200 come. Cost per lead goes up, cost per sale comes down. The CMO is happy, the broker happier still.

iii.

The website isn’t a brochure.

The website is the sales tool. It has to answer concrete questions: which floor, which view, what price, what deposit, what delivery. Configurator is a rule, not a nice-to-have.

iv.

Time-lapse sells trust.

We document construction month after month. Buyers who watch the building rise are less likely to back out during periods of economic uncertainty. Verified fact.
